Some states have tenancy laws that could allow a guest who stays in your residence for approximately 30 consecutive days, depending on jurisdiction, to establish rights as a tenant.  This means that they are protected under the local tenancy law, and may not have to leave your property without a court eviction proceeding.

Because laws differ between states we implore each and every one of you to understand your local laws.

Singing a rental agreement

If you accept a booking for more than 30 days, and want your guests to sign a rental agreement, Innclusive encourages you to include this in your House Rules as a condition.  As always, this decision is up to the host, however, we encourage you to be well versed in your local laws and protect yourself by seeking the counsel of an Attorney.

Innclusive expects mutual respect of privacy between the host & guest.  If you have cameras in your home it is expected that you would get the guest’s consent before using during their stay.  Also, the use of cameras may also be against the law, therefore it is incumbent upon you to understand your local laws.

If you decide to become a host, it is very important that you understand how the laws work in your city and your state.

Some cities have restrictions and minimum stays for paying guests.  We recommend that you visit your city’s zoning department and review their administrative codes. Some cities require you to register, obtain a permit, and or license before you can legally list your property and accept guests. Because local government varies in the enforcement of these laws, we strongly recommend that you review them before listing your property. The penalty for non compliance includes fines and up to jail.

Where we can, Innclusive will calculate, collect, and remit local occupancy tax on your behalf. Though occupancy tax is calculated differently in every jurisdiction, we are to extend this benefit to more hosts around the globe.

By accepting our Terms of Service and activating a listing, you signify that you understand and will follow your local laws.

Third-party companies are not affiliated with Innclusive.

If you choose to use a third party company, you will be held to the same standards as other Innclusive community members.

No.  Neither party will be able to complete a booking without first completing Innclusive’s multi-step Verified ID process. This process is in place for the safety of Host & the Guest.

Anyone can be a host! It’s free to sign up and list your space. The listings available on the site are as diverse as the hosts who list them, so you can post airbeds in apartments, entire houses, rooms in bed-and-breakfasts, tree houses in the woods, boats on the water, or enchanted castles.

You can list your space in almost any location worldwide. While we would like to keep the Innclusive community inclusive of all, we are bound by international regulations that restrict our inclusivity to certain countries.

Why can’t I use Innclusive from my location?

Innclusive is bound by international regulations that restrict our inclusivity to certain countries. As a result, our services are not available in Crimea, Iran, Sudan, Syria, and North Korea.

Innclusive welcomes all listings as long as they meet the following criteria:

  • The space is only used for lodging
  • The space, if mobile, is semi-permanently attached to an address during the reservation
  • The space is a perfect replica of it’s site representation, located where it is listed on the site, and is bookable by ALL guests

Listings that don’t meet these criteria include:

  • Any listing whose sole purpose is not lodging

If a listing does not meet our community standards, we will exercise our discretion up to cancelling the host’s account.

If you need a pause from hosting, you can unlist your account at anytime with one simple click.

Unlisting your account will not affect your confirmed reservations.
